Charming Villa Valpiana, 12 pers., private pool (monumental Tuscan farmhouse - spacious - dogs welcome)


The building dates back to the 16th century. It is a renovated old charming farmhouse with thick walls, old wooden doors and all wooden beams on the ceiling. It is ideal for family and friends gatherings, being very spacious inside and having an enjoying well manicured plesant huge garden and private pool outside.
The building is the largest house of the family estate Dufour-Berte and is surrounded by a beautiful vineyard in the Chianti Rufina region.
It lies at 440 mts on sea level, 3 kilometers from the pretty village of Londa, 32 km from Florence .
The house enjoys stunning views from all the windows looking either on the front garden with cypress trees, according to the most typical Tuscan tradition, or on the spectacular 6 acres vineyard.

It has been recently restored without altering the original layout of the rooms, just adding the essential comforts and maintaining ,where possible, the original terracotta and stone floors.
The beautiful ceilings all in chestnut have been accurately sanded. The house is furnished in genuine Tuscan style with old furniture from the area and family heirlooms.

The house can accommodate 12 people.
On the lower and upper floor there are seven bedrooms and three bathrooms (see the lower floor and the upper floor plan, in pictures). The bathrooms are equipped with toilet, sink, shower and hairdryer. There is also a washing machine in one of the bathrooms.

On the first floor are:
3 bedrooms with a double bed
2 bedrooms with two single beds
1 bedroom with one single bed

On the ground floor is:
1 bedroom with one single bed

The 6 bedrooms upstairs are all connected to a cozy central hall that is connected to the original stone staircase. In this central hall is also a pellet stove as heating.

The ground floor has an entrance hall with the antique original stone floor, here is an atmospheric large pellet stove and a leather sofa. The entrance hall downstairs offers access to the living room, dining/room kitchen, a one person bedroom and a spacious bathroom.

The living room has an original very large farmer's fireplace, a TV, DVD and CD player, sofa and large writing desk.

The spacious kitchen / dining room has a large table with chairs and all the necessities for cooking and dining. The kitchen is cozy in wood and marble and offers many extras such as microwave, electric oven, coffee machine, toaster, dishwasher, etc ..

FREE WI FI internet connection is available in part of the house and garden

The huge private garden is well manicured, you can find all kinds herbs like rosemary, lavender, lilac, flowers fruit trees and special places to retire& un-stress as in a hammock or several cute wooden benches in the shade.

Garden furniture and a portable barbecue are provided and for refreshing outside are 2 out door shower installed ( one shower have sun heated water)
There is A swing rack for young children and for the little ones we can put a sandbox / water-table.

The private pool is open from half May to half September!

- On request, professional wine tasting at the location itself.
- Water service: the water pipe system of the house is connected to the service of publi acqua. The water of this company is drinkable. We expect not to waste this precious water.
 - Dogs welcome after prior consultation, max 3 dogs.
- Baby / child-friendly; Upon request we can put all kinds of baby and toddler supplies, sandbox / toddler pool and gates to close the stairs.
-On request family room. One of the bedrooms with a double bed (can be provide, to have next to the double bed, a single bed or/and wooden cot) Pre-consultation needed, ask owner for price.
- Groups with wheelchair users or bad walking person please with prior consultation to make sure we can adept well.
- The damage deposit will be transferred to your account after 7 working days.
- In Londa the garbage is strictly separated, there for guest need to do the same.
- smoking indoors is possibile but not in the bathrooms or bedrooms.
- We grow all our products biologically, you can buy them at location (if available).
- Upon request help with celebrating anniversaries or surprises is possible there is an option of enabling a cook or catering at our location.
- House belongs to 450 meters private street the max speed is 20km per hour on this private road.
- In the high season we offer free tours in Londa; In our traditional olive oil mill and wine cellar.
- in the house is an information book with practical information of the use of the house, markets, shops and restaurants- first aid for people and pets and al kind of turist information.
Unfortunaly after not positieve experience we made this house rules, thank you for understanding:
We do not accept bad behavior that violates the law, - causes serious damage, - create an unsafety situation or life danger.
We do not accept if guests arrive or stay on the property with other (or more, people/pets) than was agreed on during the booking.
It is NOT allowed to move beds or bedding, tables or other furniture, mattresses internally or bring them outside in the garden. Replacement costs will be charged. Neither put tents, caravans or camping equipment on the property. (except in consulation and AGREED by and with the house owner)
